I was looking for a way to completely encompass the lake lifestyle in mere hours for potential buyers.
I was also looking for an out-of-the-box approach to get buyers into my waterfront listings.
“I will literally bring boat loads of people to your home,” I say at listing appointments...And I do.
We have sold over $4M in Lake Martin real estate since 2015 by boat. Each seat this summer represented $225k in sales.
And, here’s the thing: it is intended for the undecided, the just getting started, and the “I’m not buying today-ers.”
Buying waterfront real estate can be intimidating: How serious are we? Can we really afford it? Does our busy lifestyle justify it? When is the right time to bring in a Realtor? How do we answer these questions without committing?
Nobody ever says they HAVE to buy a lake house. The first goal is to align a potential 2nd home budget with existing inventory.
When shopping by boat, you smell, hear, feel, and taste Lake Martin. Pretty encompassing. You are either hooked or you leave knowing “lake home” isn’t a bucket list requirement.
You see an array of properties — usually land (we discuss pros and cons of building), houses (striking architecture), and condos (let’s learn about HOA fees and lending specifics).
We also get to point and discuss properties that have recently sold or are for sale, or rumored to be for sale soon.
We educate about an entire area of the lake — on a three hour tour, get your bearings for what might become your summer stomping grounds.
Stop to grab a snack at Peanut Point. Gas up at one of the 11 marinas. Meet local builders, lenders, agents, soon-to-be neighbors. Sometimes meet my husband Brian — the best boat captain I know.
Write an offer on the boat...we provide snacks, sodas, maps and writing pens.
It’s free. It’s fun. It’s a game changer for me — I get cater to amazing people that I may enjoy a short time on a pontoon boat, make lifelong friends from all over the world (this summer we had three continents represented on one tour!) or introduce a brand new obsession to households for generations to enjoy!
The Next cruise is a special one: this Friday, the day after Thanksgiving and before the Iron Bowl, we launch from The Ridge marina. We will tour 3 homes (including a Bobby McAlpine-designed estate) an Alabama Power “LakeTown” development (Kennebec) and a surprise stop.
Launch at 9 am. Back at the marina by noon. Bring your own fleet of folks. If we fill one boat, we’ll bring a second.
